Redoing my house so i've been fooling around with RHQ's house planner and right now this is my best blueprint...
I'll be getting 70 constuction soon so this will all be possible

Bed room downstairs is for servant so its not connected to garden :p
Upstairs is mine...

Any better layouts? I want to make good use of all rooms, mostly the portal chamber (quick teles) chapel (to train prayer) and i want the layout to make sense (like i how put the dining room overlooking the formal garden with the kitchen nextdoor along with the servant quarters)

I have no plans to build a dungeon because i feel its a big waste of money atm plus I can't really build it to my liking with 70 construction..
Also i wanna leave a few rooms open just incase Jagex decides to release something[/img]

Parlours and dining rooms are a waste of space, get a study instead and a guilded eagle altar for house teletablets. Ideally you want the portal chamber(s), chapel as close to the portal as possible, and switch the costume room and ground floor bedroom around just for the sake of consistancy. If you aren't going to have a butler then remove both bedrooms. If you can afford it, get two portal rooms. If you can afford it, two Formal Gardens look nicer unless you plan to have magic trees in the future. If that's the case make sure the rest of your house is aligned so the garden appears to be symmetrical.

Well i want an actual house so i'm definately having a parlour and dining room

I already have a study...do you mean get two?
Guilded eagle altar? that would be in the study no?

chapel and portal are pretty close to the portal
and i'm having abutler so i'm gonnna have two bedrooms

I have the costume room upstairs because i'm not really gonna need to get to it in a hurry...and i dunno about you but my closet is near my bedroom :p

Two portal rooms? for all the different teles? Might do that
Two formal gardens? Why would i get that? It might look nicer actually

and what do you mean about house being symmetrical.... it is already

thanks!

Swap your quest and skill hall. You want you quest hall near your portal and chapel, so that you can mount a glory to the wall and have draynor, karamja, al-kharid, and edgy teles along with your portal room.

I wouldn't suggest two formal gardens.

Other then that its pretty good, have as many doors connecting as possible, you don't want to have to run outside to change rooms.

i didn't bother to have a second floor. i just found that having a few rooms upstairs while the area around is completely blank is rather weird for a house. having a second floor you need a skill/quest room on the bottom and then another one on the top. i preferred to have them together so when you walk to my throne room you have to pass through both and see all my accomplishment :P

The most optimal in my opinion:

Quest hall, Portal room, Chapel, Study room= MUST BE NEAREST TO ENTRANCE

Quest hall = Quick free glory teleport

Portal room = Quick free teleports

Chapel = Quick prayer exp

Study room = Quick teleport tablets

So you'll be using up only four spaces, and all the good stuff are already there, right near the entrance!

You can build a costume room to store your clothing, but don't place it beside the entrance, since it's not as useful compared to the others.

Don't bother with the rest, they're just fillers.

EDIT: I forgot to mention. Less rooms = Less loading time. So if you're one who wants things fast, go for my 4 room idea. If you ever get to see my house, you'd notice a 1 milisecond load before it gets to my house, unlike normal furnished houses in which it takes over 2 seconds to load.

Go for my plan. But if you already changed the skin to anything else than the default one, you still will get the slow loading screen, but it'll not be as long as if it was fully furnished.

EDIT2:
