So I have been to quite a few player owned houses and I have to say that I haven't seen to many people that really take advantage of this feature which I personally love. That being said I would like to do three things with this post; 1) Show of my own POH! Currently I am level 81 construction and if all goes well I will soon be level 83 allowing the construction of up to level 89 items with the help of tea and a crystal saw. I have what is, in my biased opinion, a superb POH already. That being said, here is a diagram of my current house courtesy of the RSB&B House Designer. http://rsbb.ca/h602 2) Show what I have planned as a nearly perfect level 99 POH! This house demonstrates all of the following things which I thought would be important in a "perfect" POH; It uses at least one of every available room type. It has a large layout that fully utilizes the available map space and creates a "grand presence". It is arranged to be convenient for all the practical uses while still being fun! (easy access to portals and alter, game room and combat room close together, etc). It is properly laid out in a functional (no blocked doors, study on the upper floor) and aesthetically (symmetrical) pleasing floor plan. It uses all of the available rooms (32 at lvl 99) effectively (two studies for multiple lectures, a large dungeon, two portal rooms, etc.). I would love some inspiration and ideas from the insight of others so by all means, post your layout in the reply! |

Welcome to the community ![]() Your current house looks like it would be nice to visit, has everything nicely laid out. My opinion about your 99 concept is that it looks a little too spread out. I don't see the amount of land they give you as having to be filled. They just give you that much so that you don't have to build your house on the edge of nothingness. You can look out the windows and still see land going off camera rather than the edge of your flat earth property ![]() But my opinion of looks will mean nothing because I don't care at all how my house looks, just how well it serves my purpose in regular game playing. This is my current house layout: http://rsbb.ca/h84 My entrance portal is on the southern formal garden. It gives me quick access to my altar for recharging prayer, obelisk for recharging summoning, and serves as a teleport hub with my two portal rooms and glory amulet in quest hall. My study is still above my garden from before they disallowed you to build above gardens, but I don't want to move it just to save myself having to rebuild my mahogany eagle lecturn. If I were to rebuild my house now, I would build it something more like this: http://rsbb.ca/h603. Just to make everything that is commonly used in the house a bit closer to the entrance portal. I don't really care how the rest looks because in my opinion, there is no real reason to have people in your house other than showing off. There are better activities in RuneScape to do with other people. |

I like you house Mike! I miss that you can build "bridges" over gardens. They should put that back in. I particularly like how your hous is all enclosed with limited acces to the "back yard" so to speak. Very cool concept. My house is much nicer in game then it looks on the planner. Feel free to PM me in game for a visit any time ![]() |

http://rsbb.ca/h98 That is my house I am 99. I revised my plan 8 times before coming to that. Over time that was the 5th design i used. |

Nice house! Why no upper floor? You can't use your telescope on the ground floor can you? |

I guess, a house, just a most things, are made biased towards taste ;P Which would account for many people's different styles of layouts, and or rooms ![]() Mine works perfectly fine for me, because I can walk from my portal, to my chapel for prayer, then to a portal ;P Gotta love POH <3 ![]() |

I think you can use a telescope on the ground floor? I'm not sure. But you can't use the telescope when there is a room blocking it, as there is in mine XD. But I rather the study on the ground floor near the portal if i ever want to make tabs or something. No upper floor because they are annoying imo. |
